Asterra Estate has an exciting year ahead, as the team is expanding its activities beyond residential development with the establishment of a CLT & GLT production factory. The facility will support existing developments while also operating as an independent business line for the group.
This step reflects Asterra Estate’s continued focus on vertical integration, operational efficiency, and long-term value creation.
The project involves developing a Cross-Laminated Timber (CLT) and Glue-Laminated Timber (GLT) production facility in Ādaži, Latvia.
The factory will:
To date, CLT components have been produced by a company affiliated with Asterra Estate, approximately 180 km from the Asteres village. This new factory brings production much closer to the village (just 7.8 km), improving logistics, timelines, and cost control.
At the same time, a 100% company-controlled production facility will allow the company to develop stand-alone CLT and GLT product sales in both the local and export markets.

By producing CLT and GLT in-house, Asterra Estate gains better control over costs and delivery schedules. This helps keep projects on track and reduces reliance on third-party (affiliated) suppliers.
2. Lower logistics costs
Transport costs are expected to drop significantly due to the factory’s proximity to Asteres Village, enabling more efficient, just-in-time deliveries.
3. Diversified revenue
The factory won’t serve only internal projects. Around 80% of production is planned for external sales, including already existing export markets such as Germany and Austria. This creates an additional revenue stream alongside the housing development cycles in Asteres Village.
4. Experienced Team & Existing Orders
The new factory will be staffed with experienced technical and management specialists from the affiliated company currently operating in Aluksne, ensuring continuity from day one.
Importantly, the project benefits from pre-existing sales agreements and customer orders, meaning part of the factory’s capacity is expected to be utilised from the start of operations.
The CLT & GLT factory represents a natural next step for Asterra Estate, strengthening the company’s core construction activities while building a standalone manufacturing business with export potential.

November has been another busy month at Asteres Village. Construction kept going strong - we kicked off work on eight homes in total - seven residential homes and one guest house. Some houses are already getting their windows and facades done, others have foundations and roofs in place, and inside these homes, the team is busy with sanding, painting, and installing underfloor heating. All in all, things are really starting to take shape!
